Capital Improvements

As part of your registration each year, you will see a capital improvement fee that is charged to each active family. This fee raises money to invest in improvements that make Kenmont a better place for our members. 


The regular dues you pay each year cover the annual operations of the pool -- providing guards, insurance, licenses, chemicals, utilities, and routine maintenance of the grounds, clubhouse and pool systems. A portion of annual dues also goes into a long-term reserve fund that pays for larger maintenance, such as the pool resurfacing we must do every 10-12 years and court resurfacing.


The board works hard to keep dues low. Kenmont remains among the least expensive pools both in terms of initiation fees and annual dues when you look at the entire facility. At the same time, it is also one of the nicest pools in the area and we have three pools, tennis courts, basketball courts, picnic area, and the clubhouse to use and maintain. We hope that this fee allows us to continue to do both, keeping the pool affordable while also investing to make it even better tomorrow.


In 2022-2024 we improved the facility by doing the following:

- Added  "Gate Stations" for the life guards and management to be closer to the pool

- Replaced our existing playground with a new playground that is almost three times the size of our previous playground

- Added another playground for next to the baby pool

- Added new fencing around the baby pool and entrance to the deck

- Automated lighting and added cameras to our facility

- Upgraded our computer network and made WiFi available to the membership throughout our entire facility

- Installed new lighting and a large fan in the clubhouse

- Automated the lighting on the deck and swimming pools

- Made the tennis and pickleball courts available to members off season with the installation of a new electronic key fob gate entry system

- Leveled off the picnic area to allow for better seating.  Purchased benches for viewing of the tennis courts and supervising children at the large playground

- Purchased higher quality Weber grills and created a concrete pad and canopy(under construction) to protect them
